Property Laws in Thailand
Generally, ownership is limited only to Thai nationals. Foreigners are thus prohibited from acquiring real estate properties in Thailand.
However...There are exceptions to this prohibition.
Buying Land On Koh Lanta
Thailand became one of the most desired countries to retire in Southeast Asia. Because of its famous beaches, and friendly locals, foreigners are attracted to owning land on Lanta. However, laws of Thailand with regard to foreign ownership of their land are strict and, as a matter of fact, foreigners are generally prohibited from acquiring ownership over any Lanta Thailand Property. Nevertheless, there are some exceptions to this.
Buying a Condo. or Apartment
A foreigner may buy and own a condominium in Thailand. Intended to boost the country’s foreign investment, the Thai government have for some time, gave a leeway for foreigners to own real estate in the country. Nevertheless, “caveat emptor” should still be kept in mind. Selling a condo has been a lucrative business in Thailand given its asset wielding potential.
Villas and Houses
Buying a house or Villa in Thailand is not as straight forward as buying other real estate in Thailand such as a condominium. Firstly you would need to register a Thai company, as a foreigner may not own a house in his name. Once your Thai limited company has been registered, then only may the real estate be purchased.
