15 Rai Land & Project Takeover
This Apartment and Resort project is located at the northern end of Klong Khong Beach, koh Lanta, which is roughly at the center of Koh Lantas' west coast, and covers an area of 15 Rai between the main road and its sizable beach.
The first Phase of two Apartment buildings totaling 32 apartments (buildings 4 and 5) were constructed in 2008 at precisely the wrong time due to the obviously unforeseen financial crisis.
The buildings are 80% complete with little remedial works to be carried out, and completion could be achieved in 4 months.
The project in full includes a total of 64 two bedroom apartments, 94 resort guest rooms, and 7 private beach front villas. Also reception, bar, restaurant, gym, pool etc.
The developers and their group of investors soon ran into financial difficulties and became insolvent due to lack of sales and the realization that the project was no longer viable at that time.
All major infrastructure is complete for the first phase including 3 phase electricity supply, water supply and sewerage system.
The project is offered for sale as a whole, and all building permits and legal permissions have been obtained and issued by the government. However, due to the over scale of the proposed project as a whole (in our opinion) it would easily be possible to reconfigure or totally redesign the project as a villa and apartment/condominium project with associated facilities. Equally, the project could be completed “as is”.
The original project management firm and architects are available to consult with at any time with regards to any future development, and they may be approached with regard to any future services either as project managers, or as consultants. They have completed several resort projects in the area, and these can be inspected upon request.
The price asked is realistic due to the fact that the average price of well located beach front land is between 10 and 15 million THB per Rai. In addition, a great deal of work has already been completed and building plans and permissions obtained, and this is included in the price as a whole which works out at 12 million per Rai. However, due to the vendors enthusiasm to sell, it is quite possible that the price can be negotiated down.
